The project began with the demolition of the former police station, ground remediation, site clearance and the construction of a new three storey care home.
The new care home has 66 bedrooms, coffee shop, comfy cinema room and a hair salon.
Each room is beautifully furnished, and they all have an ensuite wet room. There is a 24-hour nurse call system for safety, each room also has a flat screen TV, telephone and wifi connections. Southmead was also landscaped with beautiful gardens including an existing stream/wildflower and ecology area for the existing wildlife.
Care UK required a marketing suite eight weeks prior to practical completion which we carried out successfully.
We worked closely with adjoining neighbours, which included a nursery for two – five year olds. We arranged site visits for the children who attended the nursery and also invited them to participate in painting a mural which was displayed on our site notice board.
We elevated a large scaffold framework which was nursery facing. To ensure this wasn’t an eye sore for the staff and the nursery children, we had the monarflex sheeting printed with trees. This was greatly received by the nursery.
Challenges and Solutions
The care home is situated in a built-up area. We coordinated all deliveries to this busy site to avoid peak hours and also to minimise traffic noise. We worked collaboratively with local businesses and the community to ensure all concerns were understood and dealt with.
There were restrictions on noise. To make sure we kept the noise to a minimum we pre-planned all noisy works into the programme, which were agreed with the customer and local community. We also used noise surrounders and exhaust mufflers.
We constructed a party wall which was built up to and including the boundaries of the neighbours so communication with both neighbours was paramount.
Once we demolished the former police station and started to dig out the foundations, we came up against unknown ground conditions and contamination. This caused a slight delay to the start date. We liaised with the customer and agreed how we could overcome this challenge and we remediated the ground. This collaborative way of working also led to agreement on how the programme could be moulded to still deliver the works on time after the unforeseen late start.
