This was a refurbishment of the 2nd floor boarding house accommodation, the refurbishment of 24 bedrooms and associated WC facilities carried out in the summer holidays.
The works consisted of the removal of all furniture, walls and ceilings, full mechanical and electrical works, new plaster finishes, new joinery and decoration.
The working area was situated on the 2nd floor, access was gained from the outside via temporary stairs so as not to affect the previous refurbishment, all materials and site staff used this for access.
Halsall constructed a new access road leading into the site which avoided using the original access road.
By doing this we achieved excellent local relations and caused little to no inconvenience to the local residents.
We were able to negotiate permission with a local farmer to use their land for our storage containers.
This meant our storage was not an eye sore for the residents and also with our storage containers out of sight, prevented any unauthorised entry activity.
Challenges and Solutions
Due to the site and planning restrictions on site and the local area, there was very limited parking.
Halsall approached the local football club and it was agreed that we could use their car park. To show our gratitude, we sponsored the football club for one season and even held a charity football match – Halsall Vs LiveWest.
The existing contours and gradients on site raised issues with the supporting of the rear gardens.
To overcome this, we introduced gardens with step features for safe access.
Late changes and delays with planning permission could have potentially delayed the agreed completion dates, however, with continuous communication and clear and precise planning, this was overcome and the project was handed over successfully and on the agreed date.
