• Customer: Devon and Cornwall Housing
  • Value: £4.3m
  • Duration: 58 weeks
  • Contract: JCT Design and Build 2011 edition with amendments

Project Overview

The project consisted of the design and construction of 35 dwellings including associated landscaping, drainage and external works. It was an open market development, architect lead design, featuring traditional masonry construction with local stone, curved walls and timber windows.

These stylish and contemporary homes were architecturally designed to fit into the picturesque village of Martock. This is a stunning development of the highest quality and one we are incredibly proud of.

Added Value

All works were sub-contracted except site management, general labouring, aftercare and forklift driving. All other works were locally sourced.

Community relationship building was key to the success of this scheme and we were delighted to install a canopy porch to a resident who allowed us to use scaffolding on their property.

Building 35 houses in keeping with countryside feel so as not to loose the quaint feel of the village made the local residents happy.

Challenges and Solutions

We were instructed to install a new vehicular and pedestrian bridge over the live brook. The challenges around this were some objections from local residents.

We were able to overcome this challenge with good neighbouring and communication, explaining our works and their impact weeks in advance. The local residents affected by our works were notified by a single point of contact from the Halsall team for any information they required.

We took this project on from a former development contractor  that had started the foundation works. Unfortunately the contractor had gone into administration. We were able to keep some of the already appointed local subcontractors on.
